  • Option A - Refurbishment of Existing Building

    • The architect notes many compromises involved in this option, notably the need for pillars throughout the main auditorium space, leak-risking box gutters, and odd-shaped spaces and rooflines.

    • Costed by Architect at $3.7 million.

    • Would result in a single 900sqm building (seating for 350, small foyer, new Kids space, renovation of bathrooms).

    Option B - New Conventional Building

    • Building new allows us to have a building that custom fits our needs, with fewer compromises compared to Option A Refurbishment. However, current conventional building costs are high.

    • Costed by Architect at $2.9 million.

    • This would result in a new separate 475sqm building (seating for 350, small foyer, new kitchen and bathrooms), and maintaining the current 500sqm Chapel for Kids/Youth use (but with no scope to do any renovations).

    Option C - New Pavillion Building

    • Building a Pavillion involves using German-made modular building systems, which enable cost-effective, permanent, durable structures to be created. The most notable way this would be different to a conventional building is in the roof, which would be constructed from heavy duty insulated PVC.

    • Costed by Construction Company and SMBC at $1.8 million.

    • Would result in a new separate 1,000sqm building (seating 350 normally and up to 500 on occasions when needed, large foyer, new kitchen and bathrooms, new staff offices and meeting spaces), and renovating the current Chapel for Kids/Youth use, and a renewed Playground and outdoor gathering space.

    • Costs can be reduced back to $1.35 million if we decide to not renovate the current Chapel and not renew the Playground. Costs could be reduced back further, if we decide to build a significantly smaller building, more akin to the size of the Option B New Conventional Building. However, this would seem to be a missed opportunity to build a structure that will allow us room to grow.

  • Architect 1 Report - Please note that the report provided by Architect 1 lists three options (called "Option A: Retention", "Option A2: Redevelopment", and "Option B: New Build"). The first of these options (Option A) does not meet the brief that was provided and cannot be considered. Only Option A2 and Option B can be considered. The full report, however, has been provided to ensure transparency.
